Property

Property data you can act on: what it's worth, how it sells, how it performs.

We build and run two PropTech products, the Estiq property valuation platform and Estiq AI virtual staging. Around them we advise lenders, insurers, agencies and owners on valuation data, listings and the sensors inside their buildings.

Built to integrate into your systems

  • Valuation API

Market value, value range and comparable sales on request, for loan origination, insurance pricing or your own customer apps.

  • Portfolio revaluation

Re-value thousands of mortgaged or insured properties every month and flag loans whose loan-to-value has drifted.

  • White-label tools

Valuation widgets and virtual staging under your own brand, for portals, agencies and banks.

Common problems

What property teams bring to us

If one of these sounds familiar, the answer below is where we would start.

Valuation

“We need reliable property values at scale, not one valuer's report at a time.”

Lenders revaluing collateral, insurers checking sums insured and investors screening deals all need values for many properties, quickly and consistently. An automated valuation model (AVM) built on actual notarised sales gives a value, a confidence range and the comparables behind it in seconds.

For individual mortgages a certified EVS 875 valuation is still required. The AVM handles everything around it: pre-screening, portfolio monitoring and spotting properties that need a human valuer.

What we do

  • Connect your systems to the Estiq valuation engine by API
  • Run portfolio revaluations and loan-to-value reports
  • Build custom models for property types or regions you need
Listings

“Empty or dated rooms make our listings look worse than the property is.”

Buyers judge a property by the first photos. Empty rooms look small and cluttered or dated ones hide the potential, but physical staging costs hundreds or thousands of euros per property and takes days to arrange.

AI virtual staging furnishes, clears or restyles each photo in seconds, at a small fraction of that cost. Staged images should always be clearly labelled as virtually staged in the listing.

What we do

  • Give agents direct access through Estiq.eu
  • Integrate staging into portals and CRMs by API
  • Set up bulk processing and brand-specific styles
Risk

“Water leaks are our most expensive maintenance and insurance problem.”

Water escape is one of the most frequent causes of property damage and insurance claims. The cost is driven by how long water runs before anyone notices, which in an empty flat or a ceiling void can be days.

Leak sensors placed at known failure points (under sinks, behind washing machines, at water heaters and risers), combined with automatic shut-off valves on the supply, reduce most incidents to a wet floor. The design work is choosing where to install first, who receives the alert out of hours, and whether your insurer will share the cost.

What we do

  • Rank buildings and units by leak risk using claims and maintenance history
  • Specify sensors, valves and alert routing
  • Prepare the case for premium or deductible changes with your insurer
Integration

“We have systems from five vendors and no single view of our buildings.”

Building systems speak different protocols (BACnet and Modbus in plant rooms, M-Bus and wireless M-Bus in meters, LoRaWAN for battery sensors) and each vendor's portal shows only its own data. The answer is usually a thin, vendor-neutral data layer that collects from all of them, rather than replacing everything with one supplier's stack.

What we do

  • Inventory existing systems, protocols and data access rights
  • Design a common data model for buildings, spaces, meters and assets
  • Specify the integration layer and the dashboards each team needs
Energy & ESG

“Our energy and ESG reporting depends on manual meter readings.”

Lenders, investors and tenants increasingly expect energy, carbon and water data that can be audited. Manual readings and annual utility bills leave gaps and cannot show where energy is wasted.

Automatic metering, with sub-meters where tenants or major plant need separating, gives monthly or hourly data for reporting and for finding savings. The recast EU Energy Performance of Buildings Directive also extends requirements for building automation and control systems in larger non-residential buildings.

What we do

  • Define a metering strategy that matches your reporting obligations
  • Close data gaps between landlord and tenant consumption
  • Set up data quality checks so figures hold up to audit
Space

“We don't know how much of our office space is actually used.”

Booking systems show intentions, not use. Occupancy sensing (people counters at entrances, presence sensors on desks and meeting rooms, or aggregated Wi-Fi data) shows real patterns by floor, day and hour. That supports decisions on consolidating floors, renegotiating leases and adjusting cleaning and HVAC schedules.

What we do

  • Choose sensing methods that answer the business question with the least intrusion
  • Prepare the privacy assessment and staff communication
  • Turn the data into a space plan and an HVAC schedule
Procurement

“Every vendor says their platform does everything. How do we choose?”

Start from the decisions you need to make, not the feature lists. A short written requirement, a scored tender and a paid pilot in one or two buildings will separate products that work from those that only demo well.

Contract terms matter as much as features: data ownership, export formats, API access and what happens to your data if you leave.

What we do

  • Write requirements and scoring criteria
  • Run the tender and pilot evaluation
  • Review data and exit clauses before you sign

FAQ

Property technology questions

What is an automated valuation model (AVM)?

An automated valuation model estimates a property's market value from data rather than a site visit. It compares the property with recent sales of similar homes nearby, adjusting for size, building age, condition and energy class. A good AVM shows a value range and the comparable sales it used, so the estimate can be checked.

Do banks accept automated valuations for mortgages?

For a new mortgage in Estonia, banks require a valuation by a certified valuer under the EVS 875 standard. Automated valuations are used alongside it: for pre-screening applications, revaluing existing loan portfolios, monitoring collateral and estimating rebuild or market values in insurance.

Do we need a smart building platform, or can we start smaller?

Start with the problem that costs the most, usually water damage or energy, and solve it with a focused system that exports data through an open interface. A portfolio-wide platform makes sense once two or three such systems exist and the cost of combining them by hand becomes visible.

Can sensors be retrofitted in occupied buildings?

Yes. Battery-powered wireless sensors using LoRaWAN or NB-IoT can be fitted in occupied flats and offices in minutes per device, without cabling. Shut-off valves need a plumber, and integration with an existing BMS usually needs a short visit from its maintainer.

Is occupancy monitoring allowed under GDPR?

Yes, when it measures space use rather than people. Anonymous counters, desk presence sensors and aggregated Wi-Fi data can be used with a documented purpose, a data protection impact assessment where required, and employee information. Cameras and identifiable tracking need much stronger justification.
